In Hamilton, a short-term rental is defined as any listing where guests stay for 28 consecutive days or less. To operate, hosts must apply for a Short-Term Rental Accommodation Licence through the City of Hamilton either online through the link for Hamilton Short-term Accommodation License or in person for a one-time fee of $875 and a subsequent annual renewal fee of $491. The process only takes a few minutes.
Hamilton, much like the rest of the GTA, does enforce a Principal Residence Rule. All this means is that short-term rentals are only permitted at the address where you live for over 180 days of the year. There is no limit to the amount of bedrooms that can be rented. The only restriction is a maximum of 2 persons. Both tenants and renters can apply for this license as well. Non permanent residences and investment properties or units where the host does not live are not eligible.
If you’re exploring long-term rental options, no licensing is required, and the unit does not need to be your primary residence. At our company, we exclusively partner with officially licensed units and will work with each owner-operator to determine the best stay length for their property STR Application Link.
Once your application is approved, the City will issue your Short-Term Rental Licence Number. This unique number must be displayed on every advertisement for your rental property. Platforms such as Airbnb, Booking.com, and corporate travel booking sites require this number to list your property for stays under 30 days and will display it directly on your listing. This allows for your investment to always remain protected and operational. Click here for further info.
All licensed short-term rental operators in Hamilton must apply for a Municipal Accommodation Tax (MAT) before the process of registering your dwelling Hamilton MAT Instructions. The report must be submitted quarterly. The process is quick and straightforward. Platforms like Airbnb have agreements with the city to collect and remit this tax on your behalf, making the monthly filing even easier. In many cases, you’ll simply confirm that Airbnb is remitting the MAT for your bookings, complete a few clicks, and the filing is done.

Yes. Consistent with all major cities across Southern Ontario. The city of Hamilton requires all owner operators to apply for a Short-Term Accommodation Licence to legally rent out their property for 28 days or less. The city has also instituted a principle residence rule restricting rental properties to one only per owner. This allows for a greater variety of properties and hosts to create a competitive local market. If you are looking to exclusively operate a rental property for 28+ day stays at a time you will not need to apply for the STA Licence.
A short-term rental in the City of Hamilton is defined as any rental of 28 consecutive days or less. Demand for short-term rentals in Hamilton remains strong, driven in part by the city’s limited hotel supply compared to the number of visitors it attracts each year. For stays of one week to a month, many travelers, especially families, find that booking an Airbnb offers greater comfort and value than a traditional hotel. These units offer access to full kitchens, laundry facilities, and, in many cases, outdoor spaces. A lot of these potential guests will be looking for pet friendly spaces specifically as Hamilton boasts great connection to nature trails and provincial parks. Perfect for families with pets who love to get out and run.
A mid-term rental property is a type of furnished accommodation leased for a period longer than a typical short-term rental (like an Airbnb) but shorter than a long-term lease, usually ranging from 28+ days to 6 months. It offers a flexible housing solution for individuals needing temporary housing, such as traveling professionals, students, or those undergoing a life transition. Mid term stays have become quite popular as the rise of remote work has enabled more people to experience living somewhere else for an extended period of time. Some property owners prefer the less turnover that comes with mid term stays and others are not eligible for short term rentals.
Earnings for a Hamilton rental property can vary significantly depending on factors like location, property size, amenities, and seasonality. Properties in desirable neighbourhoods close to attractions, transit, and the waterfront tend to command higher nightly rates and achieve stronger occupancy. Well-furnished homes with multiple bedrooms, full kitchens, and appealing design often perform best, especially during peak travel seasons such as summer and early fall. With the average nightly stay ranging anywhere from $145 – $700+ a well equipped and managed property will certainly see consistent and favourable returns throughout the fiscal year regardless of perceived “hot” and “cold” seasons.
Known as the Waterfall Capital of the World, Hamilton boasts over 100 natural waterfalls nestled along the Niagara Escarpment. Tourists from across the country flock to explore the city’s breathtaking trails, vibrant waterfront, and rich cultural scene. With easy access to Toronto, Niagara, and surrounding wine country, it’s a hub for both leisure and business travelers.
The city is a beautiful blend of the natural beauty of the Niagara region and an urban hub that connects trade and commerce between the great lakes. Offering a burgeoning culinary and arts scene hiding just below the surface.
The city is a magnet for visitors seeking nature, culture, and authenticity. Known as the “Waterfall Capital of the World,” Hamilton boasts over 100 waterfalls along the Niagara Escarpment. Combined with a vibrant arts and festival scene, a growing culinary reputation, and easy access to both Toronto and Niagara, Hamilton provides a multi-sensory experience that keeps guests coming back. From a rental perspective, Hamilton benefits from a diverse property landscape, evolving urban energy, and a limited supply of high-end hotels. This is all allowing for both short- and mid-term rentals to stand out as the more spacious, well-equipped, and character-filled option.
Absolutely. Roughly 80% of all the rental units in Hamilton are entire homes designed for that exact purpose. With over 40% of all rentals in Hamilton being designed specifically for this purpose. The intention with the current legislation is to drive a mid-term rental market. There is a consistent rising demand for fully furnished luxury homes that will work for a wide variety of guests. For you as a host, this will create a niche market with consistent occupancy, longer booking windows, and fewer turnover costs, while offering guests the comfort and flexibility they need.
Airbnb can be an effective way to offset expenses in Hamilton and ease the pressure of rising real estate costs. Many hosts who rent out their homes during the busy summer months find they can cover a large portion of their annual carrying costs, with short-term rentals often earning $3,000–$4,500 per month in peak season depending on location and property size. Those exploring the mid-term market have also found strong demand, especially from professionals, students, and families seeking furnished rentals for anywhere from 1 – 6 months. This often generates $2,000–$3,000 per month with less turnover than nightly stays. With a high supply of long-term rentals in Hamilton, shifting to short- or mid-term rentals can be a more profitable way to secure consistent tenants while generating income immediately.
The model for most Airbnb management companies is a commission percentage taken based on each booking. Some companies provide solely online short term rental management services, while others provide a full service model. The full service model is typically more hands on and a higher commission compared to the online model. The online model is great for hosts who want to be actively involved on the ground but need help with generating and optimizing bookings. As a local Airbnb management company in Toronto we provide both full service and online only services depending on our clients needs.
We take on properties that are going to be attractive to people coming into town for a short term or monthly rental. We try to focus on nicer homes or condos that allow short term rentals or rentals of at least one to three months. A big part of the short term rental guest experience is the condition of the property. Even if a home or condo is in the best location in the city, it’s important that it’s well kept in order to avoid guest issues. Airbnb management is about making guests happy and a great experience is dependent on both a five star service and a great property.
Our clients typically have a long term mindset towards working with us. We’re focused on providing an excellent service managing our clients properties on Airbnb and other short term rental platforms. Short term rental management is a service that requires a lot of mutual trust, and we want to work with people who want to build a relationship that lasts.
We’re a local company focused on building lifetime relationships within the community. While we have clients who have been with us over a decade, we also understand people’s situations change and they may need to sell the home or stop renting it out. It’s common for former clients to refer their family or friends or come back after years with a different property. Our mindset is once a client, always a client. While our community of homeowners is local, our community of guests is global. It’s an honor to be able to work with our clients who share their homes with people all over the world and enrich their experiences travelling to the city.
A big factor when choosing an Airbnb management company in Hamilton is that they are local. There are a lot of moving parts to managing a short term rental and for people who want to be hands off it’s important the company they work with has local presence and experience. Many guests who visit Toronto are here on vacation and every detail matters when it comes to their stay. A local company helps ensure that there is that extra level of attention and service to ensure things run smoothly.
There are many different ways a property owner can find someone to manage their property on Airbnb and other short term rental platforms. If you have a friend who works with an Airbnb management company you can ask them if you are happy with their service and ask them to refer you. Some property owners do their research online and find a company that is the best fit for them. Everyone has their own method for selecting a company that is the best fit for their personal goals.

The first step is to create an attractive Airbnb listing you’re proud of on short-term rental platforms. An attractive listing features professional photos and a well written description of the property and the surrounding areas. Next a pricing strategy that factors demand across seasons should be implemented. We do our best to employ a pricing strategy that is a good fit for our clients depending on their goals. Once bookings are coming in, we arrange to ensure the property is clean and well maintained as well as provide guests recommendations to enhance their overall experience.
