In Niagara Falls, there are two types of rental units that are operable within the city. The first being An Owner Occupied Short Term Rental (OOSTR) is a home occupation in a dwelling unit within or accessory to a Principal Residence that is rented out by the owner to a single group of the travelling public for a period of 28 consecutive days. The other option is a vacation Rental Unit (VRU) is a short-term rental property for tourists and visitors (such as those offered through booking applications like Vrbo and Airbnb, etc.). Both types of rentals will need to abide by the 28 consecutive day maximum duration.
In the case of Owner Operated units/properties the owners will need to provide proof of the location being their principal residence. The property must be a housing unit owned by you, you or your family must "ordinarily inhabit" it (live there normally for at least part of the year). You can find further information here.

In the case of both types of rental properties owners will need to apply for a Vacation Rental Unit Licence and an Owner Occupied Short-Term Rental License. Owners must be in accordance with the local bylaws regarding zoning, building codes and taxation. The cost of a rental licence is $500 initially and $250 annually the following years. In both cases owners will need to provide proof of ownership, proof of insurance - $2,000,000, site and floor plan, as well as a copy of the standard agreement - renters code, noise by-laws. Upon providing all documentation and receiving approval from the city you will be able to rent either types of properties on any vacation rental site that operates in the Niagara Regional Municipality.
Niagara Falls imposes the municipal accommodation tax on the purchases of any short-term rentals operating within the city limits. The purpose of the MAT is to support and grow the tourism industry in the City of Niagara Falls and to improve the livability of the City for the residents of Niagara Falls. As of 01/06/2025 the city of Niagara will be applying a fixed MAT on all accommodations. The fixed fee will be determined by the star rating of the property.
