Kirkland Airbnb & Short-Term Rental Registration

If you plan to offer short-term rentals (less than 30 days) in Kirkland, you must obtain a valid Short-Term Rental (STR) License from the City of Kirkland. The application process is online, straightforward, and typically fast. Rentals of 30 days or more are exempt from these STR requirements. Kirkland Rental Regulations

The City of Kirkland defines short-term rentals as a rental lasting for less than thirty days, as opposed to long-term rentals, which are defined as those lasting 30 days or more. Residents should be aware that the City of Kirkland requires business licenses for any commercial transaction, including all short-term and long-term rentals (including multifamily residences).   • The city does enforce a principal residence rule. The property owner, or an authorized agent, must occupy the property as a primary residence at least 245 days per year to enter into short-term rentals there.
    • When the unit is unoccupied/rented out A property manager living within 15 miles of the residence must be identified for those days when neither the owner nor an authorized agent are occupying the property.
  • If the property has an Accessory Dwelling Unit, that too can be rented out separately after obtaining State of Washington and City of Kirkland business licenses.

Kirkland Registration Number + Licence

To operate a Short-term rental in Kirkland you will first need to register the property with the Washington Department of Revenue to obtain a state business tax license.

  • The city of Kirkland partners with Washington State for all licensing renewals and applications. Further information is available here.

City’s business license fee (for both long-term and short-term rentals) consists of two parts:

  • Base fee of $100 and a revenue generating regulatory license (RGRL) of $130 per employee (always a minimum of one employee). For many short-term rentals, a $230 annual fee would be charged.
    • If the annual gross receipts of your business are less than $20,000.00, you are eligible to pay the registration fee of $50.00, and no RGRL fee is required.

Kirkland Rental Taxation

For hosts in Kirkland you will need to remit taxation to the State of Washington. The state does not impose any personal income tax. Any rental of 30+ days within the state is exempt from a Business & Occupation tax as well as the retail sales tax. Short-term rentals (>30 days) are required to collect and remit a retail sales tax, transient occupancy tax.

  • Airbnb collects and sends lodging taxes on behalf of the property owner. Other short-term rental sites may not provide this service, however, which would require the owners to submit the payments themselves. In any event, owners are ultimately responsible for the payment of these taxes.
