Huntington Beach Airbnb & Short-Term Rental Registration

If you plan to offer short-term rentals (less than 30 days) in Huntington Beach, you must obtain a valid Short-Term Rental (STR) License from the City of Huntington Beach. The application process is online, straightforward, and typically fast. Rentals of 30 days or more are exempt from these STR requirements. City of Huntington Beach Rental Regulations + License

The city of Huntington Beach defines a short-term rental as any residential swelling unit,or portion thereof, that is offered or provided to paying guests by a host or owner/operator for thirty consecutive nights. The city does not require any licensing nor the same restrictions upon long-term rentals (30+ consecutive nights.)

The city has two separate zoning ordinances for rental properties. Prior to March 1, 2022 any property within zone 2 could be operated without a host present.

  • Zone 1: properties within the city
  • Zone 2: properties within the Sunset Beach Corridor
    • If a host obtained an updated permit before the deadline the unhosted rental will be able to operate as before

With all units registered post March 1st, 2022 there is a requirement that for all short-term rentals there is to be an onsite host in all occupied properties. Unless it falls into the aforementioned category.

  • There is also a required Local Contact Person must be available 24 hours/day, 7 days/week to respond within 1 hour to complaints and take action to resolve complaints

To operate a Short-term rental in Huntington Beach hosts will need to be approved for a short-term rental licence for your dwelling units within the property. You will need to provide the necessary documentation.

The application fee is $639 dollars for the first two initial years, per dwelling unit. The subsequent annual renewal fee is $332. The hosts or hosting agent must submit renewal prior to 30 days before the original registration date.

STR renewal registration should be submitted thirty (30) days before they expire. If approved, STR renewal registrations are valid until the anniversary date they were originally approved

City of Huntington Beach Rental Taxation

For hosts in Huntington Beach you will need to remit taxation to the municipality. The state does not impose any personal income tax. Short-term rentals (>30 days) are required to collect and remit a retail sales tax, transient occupancy tax and annually remit the city’s Tourism Business Improvement District assessment.

  • TOT is a tax that hosts must charge to guests who rent a room for a temporary period of time, 30 days or less. TOT is required to be reported and paid monthly. The current TOT rate applied to applicable room rental fees is 13%.

    • Upon registration you will receive monthly emails from the host compliance board notifying hosts/owners of when it is time to report the TOT collected.

  • The TBID is a fund that is designated to improve marketing, sales promotions, and destination product development to increase overnight tourism. It is a 6% tax on the gross short-term room revenue

  • There is a combined sales tax rate of 7.75% in the city of Huntington Beach. The sales tax will need to be remitted along with the transient occupancy tax either through the booking service.
