The Town of Lighthouse Point defines a transient rental as any unit or group of units in a condominium or cooperative or any individually or collectively owned single-family, two-family, three-family, or four-family house or dwelling unit that is rented to transient occupants for periods of six months or less, or which is advertised or held out to the public as a place rented to transient occupants, including, but not limited to, vacation rentals. In Florida a short-term vocational rental is a property that is fewer than 180 consecutive nights. A vacation rental license is required to operate in any capacity within the city limits.   • Property owners who rent out an entire unit are required to obtain a license from the Florida DBPR (Department of Business and Professional Regulation). This applies if the unit is rented more than three times in a calendar year for stays of less than 30 days, or if the unit is advertised to the public as a vacation rental

The city does not apply any restrictions to the amount of properties one can have in their portfolio. There are mandatory fees and inspections required for each individual unit.

Owners/Hosts must abide by all municipal ordinances and checklists regarding the upkeep, maintenance and inspection of the interior and exterior of the property.

Hosts must appoint a responsible party. Defined as;

  • The owner, or any person eighteen years of age or older designated by the owner, tasked with responding to requests for complaints, and other problems relating to or emanating from the short-term vacation rental.

Lighthouse Point Registration Number + Licence

To operate a Short-term rental in Lighthouse Point you will have to register your Transient Rental with the city. Beforehand you will need to register for numerous licenses from both the State of Florida and Broward County, more information here. You will also need to complete a zoning review and inspection with the express purpose to approve that the properties are safe and livable as well as verifying the number of units that are included in the license request.

  • No property owner, or responsible party shall offer as a rental or allow any person to rent or occupy such properties, any property in whole or in part within the City, unless a Certificate of Use and Occupancy and Business Tax Receipt has been obtained

The costs to apply for the necessary rental licenses are fixed for the city of Lighthouse Point. All applications whether initial or renewal must be submitted by the 30th of September each year or be subjected to late fees.


  • The following fees shall be charged by the City for administrative expenses associated with Certificates of Compliance for Transient Rentals:
    • Initial Application Fee: $750.00
    • Renewal Application Fee: $500.00
    • Application Modification Fee: $150.00
    • Inspection Fee: $75.00
    • Late Renewal Fees: 10% for the month of October, plus an additional 5% for each subsequent month until paid. However, the total delinquency penalty may not exceed 25% of the delinquent establishment.

Lighthouse Point Rental Taxation

For hosts in Lighthouse Point you will need to remit taxation to the State of Florida and Broward County. Owners will also be required to register for a business tax receipt from the city. The Broward County tourist development tax (TDT) will need to be remitted at either a monthly, quarterly or annual basis. It is a 6% charge on the total value of each individual stay. A 1% discretionary sales surtax is also applied to the first $5,000 of the rental charge. The Florida sales tax (6%) is additionally charged with the TDT.
