Long Beach Airbnb & Short-Term Rental Registration

If you plan to offer short-term rentals (less than 30 days) in Long Beach, you must obtain a valid Short-Term Rental (STR) License from the City of Long Beach. The application process is online, straightforward, and typically fast. Rentals of 30 days or more are exempt from these STR requirements. City of Long Beach Rental Regulations

The city of Malibu allows for the operation of two forms of short-term rentals. Individuals may obtain one (1) registration each of the following. Primary Residence STR and Non-Primary Residence STR. A short-term rental is defined as a guest stay of 30 nights or less at a residential property, or part of a property, which requires the host to register the rental with the city.

  • Primary Residence: STR use must reside on the same parcel of land as the applicant’s primary residence. “Primary Residence” is defined as a person’s permanent residence or usual place of return for a minimum of two hundred seventy-five (275) days during the calendar year. The following types of rental activity are allowed for a Primary Residence STR:
    • Un-hosted – Max of 90 days per registration period
    • Hosted – Unlimited number of days per registration period
  • Non-Primary Residence STR: A Non-Primary Residence STR registration can be applied for by anyone who owns residential property in Long Beach that is not their “Primary Residence”. The following types of rental activity are allowed for a Non-Primary Residence STR:
    • Un-hosted – Unlimited number of days per registration period
    • Hosted – Unlimited number of days per registration period

City of Long Beach Registration Number + Licence

To operate a Short-term rental in Long Beach hosts will need to be approved for a short-term rental licence for either a primary or non-primary residence. There are separate documentation requirements for both primary and non-primary residence

  • Documentation - Primary Residence
  • Documentation - Non-Primary Residence
    • Driver’s License with name that matches the name on the non-primary STR registration application
    • If applicant will be in the name of a property owner which is a legal entity and/or business structure such as an LLC
    • If the applicant is an individual who is a renter or lessee: A signed and notarized Property Owner Authorization is required. View/download the form: STR Property Owner Authorization

The fee for a host compliance application is $400 dollars, per dwelling unit. The hosts or hosting agent must submit renewal prior to 30 days before the original registration date.

STR renewal registration should be submitted thirty (30) days before they expire. If approved, STR renewal registrations are valid until the anniversary date they were originally approved

City of Long Beach Rental Taxation

For hosts in Long Beach you will need to remit taxation to the municipality. The state does not impose any personal income tax. Short-term rentals (>30 days) are required to collect and remit a retail sales tax, transient occupancy tax.

  • TOT is a tax that hosts must charge to guests who rent a room for a temporary period of time, 30 days or less. TOT is required to be reported and paid monthly. The current TOT rate applied to applicable room rental fees is 13%.
    • Upon registration you will receive monthly emails from the host compliance board notifying hosts/owners of when it is time to report the TOT collected.
  • There is a combined sales tax rate of 10.5% in the city of Long Beach. The sales tax will need to be remitted along with the transient occupancy tax either through the booking service.

To legally operate the rental hosts must obtain a city-issued short-term rental permit, renew it annually and display the permit number on all listings; online or otherwise. Long Beach also distinguishes between non-primary and primary residences. Both categories must meet the same eligibility criteria and follow both state and local bylaws. With significant fines in place for unpermitted rentals and non-compliance.
