If you plan to offer short-term rentals (less than 30 days) in Niagara Falls, you must obtain a valid Short-Term Rental (STR) License from the City of Niagara Falls. The application process is online, straightforward, and typically fast. Rentals of 30 days or more are exempt from these STR requirements. As a trusted Airbnb management company, we work exclusively with licensed hosts to ensure legal, hassle-free operations.
In Niagara Falls, there are two types of rental units that are operable within the city. The first being An Owner Occupied Short Term Rental (OOSTR) is a home occupation in a dwelling unit within or accessory to a Principal Residence that is rented out by the owner to a single group of the travelling public for a period of 28 consecutive days. The other option is a vacation Rental Unit (VRU) is a short-term rental property for tourists and visitors (such as those offered through booking applications like Vrbo and Airbnb, etc.). Both types of rentals will need to abide by the 28 consecutive day maximum duration.
In the case of Owner Operated units/properties the owners will need to provide proof of the location being their principal residence. The property must be a housing unit owned by you, you or your family must "ordinarily inhabit" it (live there normally for at least part of the year). You can find further information here.
If you’re exploring long-term rental options, no licensing is required, and the unit does not need to be your primary residence. At our company, we exclusively partner with officially licensed units and will work with each owner-operator to determine the best stay length for their property.
In the case of both types of rental properties owners will need to apply for a Vacation Rental Unit Licence and an Owner Occupied Short-Term Rental License. Owners must be in accordance with the local bylaws regarding zoning, building codes and taxation. The cost of a rental licence is $500 initially and $250 annually the following years. In both cases owners will need to provide proof of ownership, proof of insurance - $2,000,000, site and floor plan, as well as a copy of the standard agreement - renters code, noise by-laws. Upon providing all documentation and receiving approval from the city you will be able to rent either types of properties on any vacation rental site that operates in the Niagara Regional Municipality.
Niagara Falls imposes the municipal accommodation tax on the purchases of any short-term rentals operating within the city limits. The purpose of the MAT is to support and grow the tourism industry in the City of Niagara Falls and to improve the livability of the City for the residents of Niagara Falls. As of 01/06/2025 the city of Niagara will be applying a fixed MAT on all accommodations. The fixed fee will be determined by the star rating of the property.

Niagara Falls stands out as a dynamic market for both short-term and mid-term rentals, thanks to its thriving tech scene, world-renowned festivals, and unique cultural energy. Our Airbnb management service is designed to go beyond the day-to-day, giving clients real insight into Niagara Falls rental landscape. Below, you’ll find essential resources on key topics for navigating the Niagara Falls short-term rental market.
Yes, in Niagara Falls both the owner operated and vacation short-term rentals will need to apply and register for the appropriate licenses and tax records to operate as a rental unit that can be listed on sites like Airbnb, Vrbo, Booking.com etc. If the property is being operated with the express purpose of being rented for anywhere from 1-6 months then none of the aforementioned licensing is necessary when registering the property on a vacation rental service.
In Niagara Falls, a short-term rental is defined as any rental of a property or portion of a property for 28 consecutive days or less. Rentals longer than 28 days are considered long-term and do not fall under the city’s short-term accommodation regulations. To operate legally, the rental must comply with the city’s Short-Term Accommodation (STA) By-law, which includes licensing, zoning, insurance, and principal residence requirements.
Although the vacation rental units and owner occupied short-term rentals share numerous similarities in not just how to register them but also the restrictions placed on occupancy and durations of stays. Both need to adhere to a maximum occupancy rule, neither type of rental is allowed to accommodate any more than 6 guests at a time and there is a maximum of 3 bedrooms that can be rented out. The first difference between the two is the amount of time the rentals can operate for. A vacation rental unit is not allowed to be operational for greater than 90 total days a year. Whereas an OOSTR can be rented for up to 180 days. An OOSTR also needs to be the principal residence of the owner whereas a vacation rental can be a secondary property.
Niagara is one of Ontario’s most desirable rental markets, with average nightly rates ranging from $175 – $275 and seasonal peaks in summer that push occupancy and earnings higher. Well maintained and local units can see earnings upwards of $3,000 throughout the year with peak periods bringing in larger figures. Demand is driven by both short weekend stays and the seasonal fluctuations in tourism making it important to set competitive rates based on season, location, and property amenities. Positioning your listing for both leisure and business travellers will maximize returns.
Niagara Falls is one of the most famous natural attractions in the world. One of the seven natural wonders of the world, the city draws in over 12 million visitors a year just to catch a view of the natural beauty and wonder. Guests won’t just be coming to experience the falls, whether it is the lively dining and nightlife of Cliftons Hills or nearby wineries and casinos. With the natural beauty of the Niagara region visitors will be flocking year round to experience a true example of natural beauty. The city boasts a mix of natural beauty, cultural activities and easy access to the Greater Toronto Area and the United States makes Niagara Falls a convenient and unforgettable destination for travelers of all aged.
Rental hosts will benefit from this steady stream of tourists looking for furnished high quality short-term rentals. With a demand for hotels that is greater than the available supply, guests are consistently turning to private short-term rentals as they offer more space, comfort and privacy than a 2 bedroom hotel would at relatively similar nightly rates. Whether that is the modern condos with views of the falls, family friendly homes, or luxury rentals in the wine regions. Niagara Falls offers rental hosts a reliable and profitable market that provided guests with the unique and personal stays they would be looking for.
We take on properties that are going to be attractive to people coming into town for a short term or monthly rental. We try to focus on nicer homes or condos that allow short term rentals or rentals of at least one to three months. A big part of the short term rental guest experience is the condition of the property. Even if a home or condo is in the best location in the city, it’s important that it’s well kept in order to avoid guest issues. Airbnb management is about making guests happy and a great experience is dependent on both a five star service and a great property.
Our clients typically have a long term mindset towards working with us. We’re focused on providing an excellent service managing our clients properties on Airbnb and other short term rental platforms. Short term rental management is a service that requires a lot of mutual trust, and we want to work with people who want to build a relationship that lasts.
We’re a local company focused on building lifetime relationships within the community. While we have clients who have been with us over a decade, we also understand people’s situations change and they may need to sell the home or stop renting it out. It’s common for former clients to refer their family or friends or come back after years with a different property. Our mindset is once a client, always a client. While our community of homeowners is local, our community of guests is global. It’s an honor to be able to work with our clients who share their homes with people all over the world and enrich their experiences travelling to the city.
A big factor when choosing an Airbnb management company in Niagara Falls is that they are local. There are a lot of moving parts to managing a short term rental and for people who want to be hands off it’s important the company they work with has local presence and experience. Many guests who visit Niagara Falls are here on vacation and every detail matters when it comes to their stay. A local company helps ensure that there is that extra level of attention and service to ensure things run smoothly.
There are many different ways a property owner can find someone to manage their property on Airbnb and other short term rental platforms. If you have a friend who works with an Airbnb management company you can ask them if you are happy with their service and ask them to refer you. Some property owners do their research online and find a company that is the best fit for them. Everyone has their own method for selecting a company that is the best fit for their personal goals.
The model for most Airbnb management companies is a commission percentage taken based on each booking. Some companies provide solely online short term rental management services, while others provide a full service model. The full service model is typically more hands on and a higher commission compared to the online model. The online model is great for hosts who want to be actively involved on the ground but need help with generating and optimizing bookings. As a local Airbnb management company in Nigara Falls we provide both full service and online only services depending on our clients needs.
The first step is to create an attractive Airbnb listing you’re proud of on short-term rental platforms. An attractive listing features professional photos and a well written description of the property and the surrounding areas. Next a pricing strategy that factors demand across seasons should be implemented. We do our best to employ a pricing strategy that is a good fit for our clients depending on their goals. Once bookings are coming in, we arrange to ensure the property is clean and well maintained as well as provide guests recommendations to enhance their overall experience.
