Owning a vacation rental in St. Martin involves a lot more than posting a listing. Between guest messages, pricing decisions, turnover cleanings, maintenance requests, and owner reporting, the day-to-day workload can add up quickly. Guestable helps property owners handle these responsibilities.
From beachfront villas to inland vacation homes, St. Martin properties differ widely in size, presentation, and the type of guest they attract. We tailor management decisions, from pricing to property care, to each property’s specific characteristics and location.
We start by reviewing your property’s condition, amenities, location, and the owner's goals for the rental. This gives us a clear picture of the right management approach before anything else moves forward.
We prepare your listing and build a dynamic pricing and booking strategy based on its features and the surrounding market.
We take on guest messaging, arrival coordination, cleaning, and maintenance coordination.
We monitor performance and adjust pricing, listing details, and operations as conditions change.
St. Martin’s rental market isn’t one-size-fits-all. A beachfront villa and an inland vacation home, or a property on the French versus the Dutch side requires different approaches. We evaluate them based on location, amenities, and the guest profile they’re likely to attract before we build out a pricing and listing strategy.
We work with a local team and trusted vendors and partners on the island to handle same-day maintenance response, in-person property checks, and cleaning crews.
We prepare listing content: photography coordination, property descriptions, and pricing details, so the property is presented clearly across relevant booking channels.
Our property revenue management approach reviews and adjusts rates based on seasonality, demand, local events, and the property’s own characteristics.
Part of our role is handling guest communication before, during, and after a stay. This includes inquiries, check-in details, questions during the stay, and anything that comes up along the way.
A local team handles cleaning, turnover, and restocking of guest essentials, along with maintenance coordination to keep the property ready between stays.
The market for short term rentals in Saint Martin and Sint Maarten are driven by several factors.
One distinction worth keeping in mind: “Saint Martin” (or “St. Martin”) refers to the French side of the island, while “Sint Maarten” refers to the Dutch side. The two are separate jurisdictions, and regulatory and tax requirements can differ significantly between them.
Saint Marten’s calendar includes dated events that add distinct windows of visitor activity. These are the St. Maarten Heineken Regatta each March, the Sint Maarten Carnival from mid-April into early May, and Grand Case's draw as a dining destination on the French side.
More broadly, the island follows the Caribbean's seasonal split. A drier travel season from roughly December through April, and the Atlantic hurricane season from June through November.
The island is split between the French side, Saint Martin, and the Dutch side, Sint Maarten. The two territories have separate jurisdictions with their own regulations, tax structures, and tourism rules. Requirements that apply on one side don't automatically apply on the other, so it matters which side of the island a property is on before assuming a specific rule or tax applies.
Saint Martin and Sint Maarten rentals often vary in performance depending on property type and location.
Owners operating a short-term rental may need to consider a few categories of requirements. This includes permits or registration, tourist-tax obligations, and other property or business requirements tied to how the rental is operated. Exactly what applies depends on the property and its operating structure, and as noted above, the applicable side of the island.
Verify current requirements with the relevant local authorities, or a qualified local professional, before operating a vacation rental. Guestable can help owners understand the general categories of requirements that may apply, but we are not a legal or tax authority. Working with us does not guarantee compliance, and owners remain responsible for meeting the rules that apply to their property.

The place was very easy to locate from Union Station. Just a 6mins walk! And all this accessible from the underground PATH network. The apartment was very neatly put away and exactly as shown on Airbnb. We were able to make our own meals as well. Our host was very responsive and checked up on us as well. The views across Lake Ontario were beautiful..The distance to CN Tower, Rogers Centre Scotia Arena and the general downtown area is less than 5 mins.Posted on Google![]()
